Situated in the Township of Charlestown, County of Portage and State of Ohio:
And known as being a tract of land located in Lot 32, township, county and state aforesaid and further described as follows:
Beginning at the Southeast corner of Lot 32 in the vicinity of St. Rt. 5; thence N. 0 deg. 15' E., along the centerline of Township Highway No. 123 (known as Esworthy Road) 824 feet to a point, said point being the true place of beginning for the following description:
Thence North 89 deg. 45' W., and passing over an iron pipe set 30.00 feet at side of road 200.00 feet to an iron pipe; thence N. 0 deg. 15' E., 110.00 feet to an iron pipe; thence S. 89 deg. 45' E., and passing over an iron pipe set 30.00 feet at side of road 200.00 feet to the centerline of TH-123; thence S. 0 deg. 15' W., along the centerline of TH-123, 110.00 feet to a point being the true place of beginning and containing .505 acres of land as surveyed by C. B. Dodge, R. S. No. 1682.
Said Premises Located at 6143 Esworthy Road, Ravenna, OH 44266.
Said Premises Appraised at $105,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
