In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, October 24, 2011, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Brimfield to-wit:

And being part of Lot 32 in said township and bounded and described as follows:

Beginning at a 1" iron pin in a monument box found in the Southerly line of Lot 32 at the intersection of the centerline of S.R. 43, Cleveland-Canton Road and C.H. 18, Tallmadge Road; thence N. 89 deg. 27' 10" W., along the Southerly line of said Lot 32 and centerline of C.H 18, a distance of 572.97 feet to a 1" iron pin in a monument box found at the Southwesterly corner of land now or formerly owned by L. & P. A. Lingle (Vol. 722, Page 185), which marks the true place of beginning for the following described parcel of land; thence continuing N. 89 deg. 27' 10" W., along the Southerly line of Lot 32 and centerline of C.H. 18 a distance of 145.20 feet to a point at the Southeasterly corner of land now or formerly owned by Brimfield Methodist Church, Inc. (Vol. 614, Page 189); thence N. 00 deg. 32' 50" E., along the Easterly line of said Brimfield Methodist Church, Inc. (passing over a 5/8" iron rod set at 30.00 feet), a distance of 165.00 feet to a 5/8" iron rod set; thence N. 00 deg. 33' 53" E., continuing along the Easterly line of Brimfield Methodist Church, Inc., a distance of 203.57 feet to a 5/8" iron rod set; thence S. 89 deg. 58' 42" E., a distance of 151.18 feet to a 5/8" iron rod set in a Westerly line of land now or formerly owned by Brimfield Township Trustees (Vol. 1139, Page 405); thence S. 01 deg. 28' 50" W., along the Westerly line of said Brimfield Township Trustees and Westerly line of the aforementioned Lingle (passing over a 5/8" iron rod set at 339.99 feet) a distance of 370.01 feet to the true place of beginning, containing 1.2563 acres of land, more or less, of which 0.100 acres, more or less, are in the right of way of C.H 18, as surveyed and described August 4, 1998 by Rob A. Szuch, Registered Professional Surveyor No. 7288.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
