Being part of Lot 7 in said township and bounded and described as follows:
Beginning at a 5/8" iron rod found in the West line of Mantua Township and West line of Lot 7, at the intersection of the centerline of T.H. 712, Benning Drive T.H. 258 Townline Road; thence North along the West line of Mantua Township, West line Lot 7 and centerline of T.H. 258, a distance of 25.00 feet to a point, which marks the true place of beginning for the following described parcel of land; thence continuing North along the West line of Mantua Township, West line of Lot 7 and centerline of T.H. 258, a distance of 112.38 feet to a point at the Southwest corner of land now or formerly owned by D. Reichard (Inst. 2004-23022); thence S. 89 deg. 06' 24" E., along the South line of said Reichard (passing over a 5/8" iron rod found at 30.18 feet), a distance of 320.05 feet to a 5/8" iron rod set in the West line of Sub-lot 18 in Benning Acres Subdivision No. 1 as recorded in Plat Book 13, Page 44 of the Portage County Record of Plats; thence S. 00 deg. 00' 14" W., along the West line of said Sub-lot 18, a distance of 112.55 feet to a 5/8" iron rod set in the North line of T.H. 712; thence N. 89 deg. 04' 34" W., along the North line of T.H. 712 (passing over a 5/8" iron rod set at 290.05 feet) a distance of 320.05 feet to the true place of beginning, containing 0.8262 acres of land, more or less, as surveyed and described October 19, 2006 by Rob A. Szuch, Registered Professional Surveyor No. 7288.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
