In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, September 12, 2011, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

Beginning at a spike in the centerline of Bowen Road and being S. 1 deg. E., 621.00 feet from the intersection of said centerline with the centerline of State Route 82; thence S. 1 deg. E., 320 feet along the centerline of Bowen Road to a spike; thence S. 89 deg. W., 190.00 feet to an iron pipe and passing over an iron pipe 30 feet from the road center; thence N. 1 deg. W., 320.00 feet to an iron pipe; thence N. 89 deg. E., 190.00 feet to the beginning and passing over an iron pipe 30 feet from the road center; containing 1.396 acres of land, be the same more or less, but subject to all legal highways, as surveyed June, 1971 by David J. Collier, R. S. No. 4819.

Containing 0.806 of an acre of land surveyed in September, 1975 by David J. Collier, R.S. No. 4819.

Starting at the intersection of the centerline of Bowen Road with the centerline of State Route 82; thence S. 0 deg. 26' E., 941.00 feet along the centerline of Bowen Road to the Grantee's Southeast corner; thence S. 89 deg. 34' W., 190.00 feet along the Grantee's South line to the true place of beginning; thence S. 89 deg. 34' W., 122.34 feet along the Grantor's South line; thence N. 2 deg. 45' W., 100.26 feet to a corner in the Grantee's West line; thence S. 53 deg. 02' E., 161.28 feet along the Grantee's Southerly line to the true place of beginning. Containing 0.141 of an acre of land, be the same more or less, as platted and described in May, 1991 by Edward J. Collier, Registered Surveyor No. 7141.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
