In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, August 22, 2011, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

Beginning at a 1 square bolt found at the intersection of the Westerly line of said Lot 12 and the centerline of C.H. 17, Congress Lake Road and T.H. 22, Steffy Road; thence South 84 deg. 20' 53" East along the centerline of T.H. 22, a distance of 784.32 feet to a point which marks the true place of beginning for the following described parcel of land; thence North 01 deg. 47' 06" East (passing over a 1/2" iron rod set at 30.00 feet) a distance of 849.35 feet to a 1/2" iron rod set; thence North 88 deg. 14' 00" West, a distance of 195.82 feet to a 1/2" iron rod set; thence North 01 deg. 46' 00" East, a distance of 451.11 feet to a 1/2" iron rod set in the Southerly line of land now or formerly owned by J. T. and R. S. Wohlwend (Volume 1050, Page 402); thence South 87 deg. 39' 04" East along the Southerly line of said Wohlwend, a distance of 565.15 feet to a 5/8" iron rod found in the Westerly line of land now or formerly owned by Walter and Sandra L. DePue (Volume 546, Page 97, Volume 925, Page 1156 and Volume 1016, Page 351); thence South 01 deg. 47' 06" West along the Westerly line of said DePue, a distance of 560.57 feet to a 5/8" iron rod found at the Northeasterly corner of land now or formerly owned by A. W. or L. J. Flanigan (Volume 1056, Page 719); thence North 87 deg. 39' 04" West, a distance of 159.64 feet to a 5/8" iron rod found at the Northwesterly corner of said Flanigan; thence continuing East 87 deg. 39' 04" West, a distance of 149.66 feet to a 4" iron rod set; thence South 01 deg. 47' 06" West (passing over a 1/2" iron rod set at 711.36 feet), a distance of 741.36 feet to a point in the centerline of T.H. 22; thence North 84 deg. 20' 53" West along the centerline of said T.H. 22, a distance of 60.00 feet to the true place of beginning, containing 7.792 acres of land, be the same more or less, but subject to all legal highways, as surveyed February 11, 1988, by Al Szuch & Associates, Registered Professional Surveyor Number 5398.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
