Real property in the Township of Mantua, County of Portage and State of Ohio and is described as follows:
Beginning at an iron pipe found at the Southeast corner of said Lot No. 14; thence North 00 degrees 40' East along the East line of said Lot No. 14 and centerline of Frost Ellsworth Road for a distance of 20.08 feet to an iron pin which marks the true place of beginning of the following described parcel of land; thence North 89 degrees 35' West along the North side of a 0.75 acre parcel of land for a distance of 227.00 feet to an iron pin; thence North 00 degrees 40' East for a distance of 144.80 feet to an iron pin; thence South 89 degrees 33' East for a distance of 227.00 feet to an iron pin in the East line of said Lot No. 14 and center line of Frost-Ellsworth Road; thence South 00 degrees 40' West along the East line of said Lot No. 14 and center line of Frost-Ellsworth Road for a distance of 144.80 feet to the true place of beginning and found to contain 0.75 acres of land as surveyed by Lucius F. Converse, Registered Surveyor No. 1199 in April, 1958, be the same more or less, but subject to all legal highways.
Note:
Iron pins were set 30.00 feet Westwardly from the East line of said Lot No. 14 on both of the East and West lines.

Said Premises Appraised at $115,000.00 PREVIOUS APPRAISAL and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
