All those certain parcels of land situated in the Township of Charlestown, County of Portage, State of Ohio, being known and designated as follows:
PARCEL ONE:
Situated in the Township of Charlestown, County of Portage and State of Ohio, being part of Lot 34 in said township and bounded and described as follows:
Beginning at an iron rod at the Northwesterly corner of said Lot 34 at the intersection of the centerline of T.H. 169, Knapp Road and C.H. 177, Newton Falls Road; thence East along the Northerly line of Lot 34 and centerline of C.H. 177, a distance of 1776.49 feet to a point at the Northeasterly corner of land now or formerly owned by Crest Rubber Company which marks the true place of beginning for the following described parcel of land; thence continuing East along the Northerly line of Lot 34 and centerline of C.H. 177, a distance of 109.46 feet to a point; thence South 00 deg. 15' 00" West (passing over an iron pipe at 30.00 feet) a distance of 244.03 feet to an iron pipe; thence West a distance of 108.52 feet to an iron pipe at the Southeasterly corner of the aforementioned Crest Rubber Company; thence North 00 deg. 01' 44" East along the Easterly line of said Crest Rubber Company (passing over an iron pipe at 217.55 feet) a distance of 244.02 feet to the true place of beginning, containing 0.611 acres of land, as surveyed August 26, 1974 by Albert Szuch, Registered Surveyor No. 3398. Be the same more or less, but subject to all legal highways.

Beginning at an iron rod at the Northwesterly corner of said Lot 34 at the intersection of the centerline of T.H. 169, Knapp Road and C.H. 177, Newton Falls Road; thence East along the Northerly line of Lot 34, and centerline of C.H. 177, a distance of 1776.49 feet to a point at the Northeasterly corner of land now or formerly owned by Crest Rubber Company; thence South 00 deg. 01' 44" West along the Easterly line of said Crest Rubber Company, a distance of 244.02 feet to a point which marks the true place of beginning for the following described parcel of land; thence East a distance of 108.52 feet to a point; thence South 00 deg. 15' 00" West, a distance of 234.47 feet to an iron pipe; thence West a distance of 108.90 feet to an iron pipe; thence North 00 deg. 20' 35" East, a distance of 234.48 feet to the true place of beginning, containing 0.585 acres of land, as surveyed August 26, 1974, by Albert Szuch, Registered Surveyor No. 5398.

Beginning at an iron rod at the Northwesterly corner of said Lot 34 at the intersection of the centerline of T.H. 169, Knapp Road and C.H. 177, Newton Falls Road; thence East along the Northerly line of Lot 34 and centerline of C.H. 177, a distance of 1885.95 feet to a point at the Northwesterly corner of said Lot 34 at the intersection of the centerline of T.H. 169, Knapp Road and C.H. 177, Newton Falls Road; thence East along the Northerly line of Lot 34 and centerline of C.H. 177, a distance of 1885.95 feet to a point at the Northeasterly corner of land now or formerly owned by Barbara McConnell; thence South 00 deg. 15' 00" West, a distance of 478.50 feet to an iron pipe at the Southeasterly corner of said McConnell which marks the true place of beginning for the following described parcel of land; thence continuing South 00 deg. 15' 00" West, a distance of 154.76 feet to an iron pipe; thence West a distance of 289.00 feet to an iron pipe in the Easterly line of land now or formerly owned by Thomas Griffith; thence North 00 deg. 15' 00" East along the Easterly line of said Griffith, a distance of 390.62 feet to an iron pipe in the Southerly line of land now or formerly owned by the Crest Rubber Company; thence South 89 deg. 33' 40" East along the Southerly line of the Crest Rubber Company, a distance of 180.48 feet to an iron pipe in the Westerly line of the aforementioned Barbara McConnell; thence South 00 deg. 20' 35" West, a distance of 234.48 feet to an iron pipe at the Southwesterly corner of said McConnell; thence East along the Southerly line of Barbara McConnell, a distance of 108.90 feet to the true place of beginning, containing 2.000 acres of land, as surveyed April 23, 1976 by Albert Szuch, Registered Surveyor No. 5398.

TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
