Being part of Lot 79 in said township and bounded and described as follows:
Beginning at a railroad spike in the Westerly line of said Lot 79 at the intersection of the centerlines of CH 222, Limeridge Road and SR303, Hudson-Braceville Road; thence S. 89 deg. 20' 53" E., along the centerline of 303, a distance of 755.53 feet to a point which marks the true place of beginning for the following described parcel of land; thence N. 00 deg. 33' 14" W. (passing over an iron pipe at 30.00 feet), a distance of 1184.47 feet to an iron pipe; thence N. 89 deg. 37' 43", a distance of 227.09 feet to an iron pipe in a Westerly line of the Ohio Turnpike Commission; thence S. 00 deg. 22' 17" E., along the Westerly line of the Ohio Turnpike Commission a distance of 37.24 feet to an iron pipe in a Southerly line of the Ohio Turnpike Commission; thence N. 89 deg. 37' 43" E., along the Southerly line of the Ohio Turnpike Commission a distance of 45.05 feet to an iron pipe; thence S. 01 deg. 02' 38" E., (passing over an iron pipe at 1122.40 feet), a distance of 1152.34 feet to a point in the centerline of SR 303; thence N. 89 deg. 20' 53" W., along the centerline of SR 303 a distance of 281.94 feet to the true place of beginning, containing 7.504 acres of land, more or less, as surveyed June 1975, by Albert Szuch, Registered Surveyor No. 5398.
Exception:
Beginning at the centerline intersection of Limeridge Road CM 222 and SR 303; thence S. 89 deg. 20' 53" E., along the centerline of SR 303 a distance of 755.54 feet to a point at the Southwest corner of a parcel of land now or formerly owned by K. G. and B. J. Fridley and the true place of beginning of the parcel of land herein described; thence N. 00 deg. 33' 14" W., along the East line of Fridley's parcel and the East line of the parcel of land now or formerly owned by D. A. and B. J. Philip 683.40 feet to an iron bar and passing over an iron pipe 30.00 feet from the centerline of SR 303; thence S. 89 deg. 20' 53" E., a distance of 100.00 feet to an iron bar; thence S. 00 deg. 33' 14" E., a distance of 683.40 feet to a point in the centerline of SR 303 and passing over an iron bar 30.00 feet from said centerline; thence N. 89 deg. 20' 53" W., along the centerline of SR 303, a distance of 100.00 feet to the true place of beginning and containing 1.5685 acres of land more or less but subject to all legal highways, restrictions, reservations and easements of records, if any, as surveyed in July 1980, by R. G. Twigg, Registered Surveyor No. 5638.
Said Premises Located at 5923 State Route 303, Ravenna, OH 44266.
Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
