Situated in the County of Portage in the State of Ohio and in the Village of Windham and bounded and described as follows:
And known as being part of Lot 46 of the original survey of Windham Township, and further bounded and described as follows:
Beginning at a point on the centerline of South Main Street at the Southeast corner of land conveyed to R. & E. Fife by deed recorded in Volume 839, Page 557 of Portage County Record of Deeds, said point being South 0 degrees 02' West, a distance of 476.25 feet from the centerline intersection of South Main Street and West Center Street (S.R. 303); thence South 0 degrees 02' West, along said centerline of South Main Street, a distance of 57.75 feet to a point; thence South 89 degrees 49' West and passing over an iron pin at 30.00 feet a distance of 298.76 feet to an iron pin; thence North 0 degrees 02' East, along the East line of land conveyed to W. J. Gregg by deed recorded in Volume 999, Page 16 of Portage County Records of Deeds, a distance of 57.75 feet to an iron pin at the Southwest corner of said Fife's land; thence North 89 degrees 49' East, along the South line of said Fife's land, and passing over an iron pipe at 268.76 feet, a distance of 298.76 feet to a point and the true place of beginning and containing therein 0.396 acres of land as surveyed in September 1986 by Jerry W. Daniel, Registered Surveyor No. 6222. Be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
