Situated in the City of Kent, County of Portage and State of Ohio:
And known as being a part of Lot 30 in Franklin Township and described as follows:
Beginning at a point on the North line of Carthage Avenue at the Southeast corner of Subdivision 26 of recorded Survey No. 1898 Portage County Surveyors Records of Button and Earl's Addition; thence North 69 deg. 15' West along the North line of Carthage Avenue 60 feet to the land now owned by Andrew B. Paton and Maurine C. Paton; thence North 20 deg. 45' East along the East line of Andrew B. Paton's lot 193.59 feet to the South line of Lot No. 12 in Kent Building Company's Allotment as recorded in Plat Book 4, Page 10; thence South 70 deg. East, 80 feet to the Northeast corner of said Subdivision No. 26 of Button and Earl's Addition; thence South 20 deg. 45' West, 194.04 feet to the North line of Carthage Avenue and place of beginning. Said lot having a frontage of 60 feet on Carthage Avenue and extending back of equal width to the South line of Kent Building Company's Allotment. Be the same more or less, but subject to all legal highways.
Said Premises Located at 469 Carthage Ave., Kent, Ohio 44240.
Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
