Known as and being a part of Lot 9 in Rootstown Township, Portage County, Ohio, the same being the lands now or formerly owned by Pamela J. Ahrens as described in Volume 1013, Page 072 of the Deed Records of Portage County, Ohio and more fully described as follows:
Beginning at the intersection of the centerline of Hattrick Road (T.H. 110 - 45.00 feet wide) and the South line of said Lot 9, the same being the centerline of Tallmadge Road (C.H. 18 - 60.00 feet wide); thence S. 87 deg. 45' 00" E., with the South line of said Lot 9 and centerline, a distance of 872.00 feet to a point and being the Southeast corner of a tract of land now or formerly owned by Rodney H. Thomas and also being the true place of beginning for the tract of land herein to be described; thence N. 01 deg. 16' 12" E., with the East line of said Thomas Tract, passing over an iron marker found at 33.00 feet, a total distance of 251.00 feet to a corner of said tract, said corner being referenced by an iron marker found; thence N. 88 deg. 43' 48" W., with said Thomas Tract, a distance of 21.00 feet to a corner of said tract, said corner being referenced by an iron marker found; thence N. 01 deg. 16' 12" E., with the East line of said Thomas Tract, a distance of 541.20 feet to a point on the South line of a tract of land now or formerly owned by Americo J. Roberto as described in Volume 950, Page 669 and being the Northeast corner of said Thomas Tract, said corner being referenced by a 5/8" rebar set; thence S. 87 deg. 44' 04" E., with the South line of said Roberto Tract, a distance of 150.00 feet to a corner of said Roberto Tract, said corner being referenced by an iron marker found; thence S. 01 deg. 16' 12" W., with a West line of said Roberto Tract, passing over an iron marker found at 758.80 feet, a total distance of 791.80 feet to a point on the South line of said Lot 9 and centerline and also being the Southwest corner of said Roberto Tract; thence N. 87 deg. 45' 00" W., with the South line of said Lot 9 and centerline, a distance of 129.00 feet to the true place of beginning and containing 2.605 acres of land of which 0.089 acre is in Tallmadge Road right-of-way, but subject to all legal highways and any restrictions, reservations or easements of record as surveyed in July of 2004 by Larry P. Beaver, P.S. 8055. The basis of bearing for this survey is S. 87 deg. 45' 00" W., as the centerline of Tallmadge Road (C.H. 18) as shown on a plat of survey by Al Szuch & Associates, dated 6/27/88 and found in the Portage County Tax Map Office.

Said Premises Appraised at $120,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
