In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, June 6, 2011, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Aurora to-wit:

Unit No. 875-7 in the Hampton Glen Condominium, together with its undivided 4.1667% interest (which undivided interest may be hereafter amended pursuant to Article XIX of the declaration, as hereinafter defined) in and to the common areas in Hampton Glen Condominium, as shown by the drawings recorded in Plat Book 35, at Pages 43-48 as amended by drawings recorded in Plat Book 35, Pages 53 thru 58 and as amended by drawings recorded in Plat Book 36, Pages 4 thru 9, inclusive of Portage County Map Records, as supplemented and amended from time to time (hereinafter collectively referred to as the "Drawings"), and as further described in the declaration and by-laws creating and establishing a plan for condominium ownership under Chapter 5311 of the Revised Code of Ohio for Hampton Glen Condominium, recorded in Deed Volume 1062 at Pages 414-477 as amended by First Amendment recorded in Deed Volume 1063, Page 480 thru 490, and amended by Second Amendment recorded in Deed Volume 1066, Pages 704 thru 719 of Portage County Records, as amended from time to time (said declaration and by-laws, as amended from time to time, hereinafter collectively referred to as the "Declaration"), be the same more or less, but subject to all legal highways.

Said Premises Located at 875-7 Hampton Circle, Aurora, OH 44202.

Said Premises Appraised at $133,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
