In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, June 6, 2011, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Village of Windham to-wit:

Beginning at a monument marking the point of intersection of the centerlines of Center Street (St. Rt. 303) and North Main Street; thence North, along the centerline of North Main Street, 477.54 feet to a point; the Northwest corner of lands now owned by Edward T. McDivitt and the true point of beginning for the following described premises; thence North along the centerline of North Main Street, 74.00 feet to a point; thence North 89 deg. 49' 50" East, along the South line of lands now owned by First Church of God of Windham, passing over an iron pipe 29.45 feet, a total distance of 249.34 feet to an iron pipe; thence South 0 deg. 13' 30" West, 140.00 feet to a concrete monument; thence South 89 deg. 49' 50" West, 46.50 feet to an iron pipe; thence North 0 deg. 13' 30" East, 66.00 feet to an iron pipe; thence South 89 deg. 49' 50" West, along the North line of E. T. McDivitt, passing over and iron pipe at 75.10 feet, a total distance of 200.55 feet to the true point of beginning and containing 0.497 acres of land as surveyed in August, 1986 by Donald D. Harvey, Registered Surveyor No. 4112.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
