In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, June 6, 2011, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Nelson to-wit:

And known as being part of Lot 32 and Lot 31 in said township and more particularly described as follows:

Beginning at the centerline intersection of Knowlton Road (T.H. 295), 60' R/W and Bloom Rd. (T.H. 296), 60' R/W (witness a 5/8" iron rod found in a monument assembly at the Southwest corner of Lot 31 and centerline intersection of said Knowlton Road and Parkman Road (T.H. 299, 66' R/W) North 87 deg. 09' 06" West, 3386.73 feet); thence North 01 deg. 53' 56" East, along the centerline of said Bloom Rd., a distance of 1853.49 feet to the true point of beginning for the parcel herein described; thence North 88 deg. 06' 04" West, a distance of 769.04 feet to a point on the Easterly line of lands now or formerly owned by G. W. Randally as recorded in Deed Volume 984, Page 826 of the Portage County Records of Deeds; thence along said East line, North 17 deg. 47' 12" West, a distance of 212.41 feet; thence South 88 deg. 06' 04" East, a distance of 840.60 feet to the centerline of Bloom Rd.; thence South 01 deg. 53' 56" West, a distance of 200.00 feet to the true point of beginning and containing 3.695 acres of land, of which 3.453 acres lie in Lot 32 and 0.242 acres lie in Lot 31 and 0.115 acres lie in present right of way of Bloom Rd. leaving at net total acreage of 3.580 acres as surveyed by Robert S. Parks, PS, 7012 in December 1998. Be the same more or less, but subject to all legal highways and easements of record, if any.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
