All that certain lot, piece or parcel of land, with the buildings and improvements thereon erected, situated, lying and being in the Township of Ravenna, County of Portage, State of Ohio, and known as being a part of Lot 17, South Division of said township and further described as follows:
Beginning at a point in the centerline of Hayes Road C.H. 138 and the West line of Lot 17, South Division; thence South 88 degrees 53 minutes 34 seconds East, a distance of 640.50 feet along the centerline of Hayes Road to a point which is the true place of beginning; thence North 1 degree 37 minutes 17 seconds East, a distance of 1,684.51 feet along the Easterly line of property owned by the Board of County Commissioners, R. & G. Ullajs and the Easterly line of Ravenna Building Company Allotment No. 3 to an I.P. in the North line of Lot 17, South Division and passing over an I.P. at 33.00 feet; thence North 89 degrees 23 minutes 31 seconds East, a distance of 215.79 feet along the North line of said Lot 17 to an I.P.; thence South 1 degree 37 minutes 37 seconds West, a distance of 1690.96 feet along the Westerly line of property owned by S. E. & S. F. Sapp to a point in the centerline of Hayes Road and passing over an I.P. 33.00 feet back from said centerline; thence North 88 degrees 53 minutes 34 seconds West, a distance of 215.47 feet along the centerline of Hayes Road to the true place of beginning and containing 8.351 acres of land, more or less, as surveyed by Edward P. Wanchick, Registered Surveyor No. 5756. Being the same premises which Lee Ann Ferguson, htta Lee Ann Supp by indenture bearing the date of January 27, 1994 and recorded in the office of the recorder of deeds, in and for the County of Portage, State of Ohio on February 2, 1994 in Volume 1154, Page 866 granted and conveyed unto William E. Ferguson, Jr. and Lee Ann Ferguson, husband and wife, their heirs and assigns, in fee.

Said Premises Located at 4485 Hayes Road, Ravenna, Ohio 44266.
Said Premises Appraised at $190,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
