Situated in the County of Portage, in the State of Ohio and in the Village of Garrettsville:
And known as part of Original Lot No. One (1) of Nelson Township, before the Organization of Garrettsville Township and Village, and being the whole of Village Lot No. Nineteen (19) according to J. Cole's Survey, Vol. 2, Pg. 7 of said village, made in A.D. 1870, each of said lots having a frontage of about 165 feet on Center Street in said village, be the same more or less, but subject to all legal highways. More recently known as follows:

Beginning at an iron pipe found in the South line of High Street, making the Northeast corner of Lot 19 and the Northwest corner of Lot 18; thence South 28 deg. 38' 04" East, 173.93 feet to an iron pipe in the Northwest side line of Center Street; thence South 61 deg. 03' 20" West along said side line, 165.00 feet to a point; thence North 52 deg. 12' 30" West, passing over an iron pipe at 0.73 feet, a total distance of 155.75 feet to an iron pipe; thence North 53 deg. 20' East, 221.54 feet to the place of beginning and containing 0.725 acre of land as surveyed in January 1980, by Donald D. Harvey, Registered Surveyor No. 412.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
