Situated in the Township of Mantua, County of Portage and State of Ohio:
And known as being part of Original Mantua Township Lot 24 and is further described as follows:
Beginning at an iron pipe found at the Southeast corner of said Lot 24 in the Westerly line of Vaughn Road, TH272/60' wide, said iron pipe also being situated on the dividing line between Mantua and Hiram Townships; thence along said Westerly line of Vaughn Road lot line and township dividing line, North 00 deg. 03' 43" East, a distance of 1603.08 feet to an iron pipe set and the true place of beginning for this parcel of land; thence North 87 deg. 43' 45" West, a distance of 282.00 feet to an iron pipe set; thence North 00 deg. 05' 43" East, a distance of 305.13 feet to an iron pipe set in the Southerly line of the Twinsburg-Warren Road, State Route 82, 66' wide at this point; thence along said Southerly line of South 89 deg. 32' East, a distance of 281.80 feet to an iron pipe set at its intersection with the aforementioned Westerly line of Vaughn Road, West line of Lot 24 and township dividing line; thence along the Westerly line of Vaughn Road, lot line and township dividing line South 00 deg. 05' 43" West, a distance of 314.00 feet to the place of beginning and containing 2.002 acres of land. Be the same more or less, but subject to all legal highways.
Said Premises Located at 11687 Vaughn Road, Hiram, OH 44234.
Said Premises Appraised at $149,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
