In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, April 11, 2011, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Nelson to-wit:

Situated in the Township of Nelson, County of Portage and State of Ohio and known as being part of Lot 15 in Nelson Township and further described as follows:

Beginning at a nail set in the cenerline of Pierce Road and the North line of Lot 15 and being S. 88 degrees 57' 24" W., 1463.87 feet from an iron pipe at the intersection of said road centerline with the centerline of Hopkins Road; thence S. 1 degrees 02' 36" E., 1092.87 feet to an iron pipe in the Grantor's South line and passing over an iron pipe 20.00 feet from the road center; thence 307.00 feet along the arc of a cruve to the right, said curve having a central angle of 5 degrees 26' 01", a radius of 3237.17 feet and a chord bearing N. 55 degrees 35' 44" W. for a distance of 306.88 feet to an iron pipe in the Grantor's South line; thence N. 1 degrees 02' 36" W., 914.89 feet to a nail in the centerline of Pierce Road and the North line of Lot 15 and passing over an iron pipe 30.00 feet from the road center; thence N. 88 degrees 57' 24" E., 250.00 feet along the centerline of Pierce Road and the North line of Lot 15 to the beginning. Containing 5.779 acres of land, be the same more or less, but subject to all legal highways, as surveyed in March, 1996 by Edward J. Collier, Registered Surveyor No. 7141.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
