Beginning at the Northeasterly corner of said Lot No. 37 at the intersection of the centerline of Winchell Road and Townline Road; thence South 00 deg. 34' East, along the Easterly line of Lot No. 37 and the centerline of Townline Road, a distance of 2830.00 feet to a point; thence North 88 deg. 56' West, a distance of 30.01 feet to a point at the intersection of the Westerly line of Townline Road and the Northerly line of Nicola Drive; thence continuing North 88 deg. 56' West, along the Northerly line of Nicola Drive, a distance of 162.56 feet to a point which marks the true place of beginning for the following described parcel of land; thence continuing North 88 deg. 56' West, along the Northerly line of Nicola Drive, a distance of 162.56 feet to a point; thence North 00 deg. 34' West, a distance of 304.88 feet to a point; thence North 89 deg. 26' East, a distance of 162.50 feet to a point; thence South 00 deg. 34' East, a distance of 309.51 feet to the true place of beginning and containing 1.145 acres of land as surveyed June 23, 1971 by Albert Szuch, Registered Surveyor No. 5398, be the same more or less, but subject to all legal highways.

TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
