Situated in the City of Kent, County of Portage and State of Ohio and known as being a part of Lot No. 30 of the unrecorded Button & Earl's Addition to the City of Kent as recorded in the Portage County Surveyor's Records Volume 5, Page 131 of Portage County Records and also being all of the land conveyed to Bradley D. Mangus in O.R. Volume 42, Page 7 of Portage County Records and being more particluarly described as follows:
Beginning at an iron pin set at the Northeast corner of Sublot No. 6 in Stineff's addition to Kent as recorded in Plat Book 2, Page 44 of Portage County Records, said pin also being the Southeast corner of the parcel of land herein described; thence North 69 deg. 15' 00" West, 82.00 feet to an iron pin set; thence North 20 deg. 28' 00" East, 198.00 feet to an iron pin set on the Southerly right of way line of Carthage Street (82.5' public right of way), said pin being referenced by a 5/8" rebar found North 20 deg. 28' 00" East, 18.65 feet; thence along said right of way line South 69 deg. 15' 00" East, 82.00 feet to an iron pin set, said pin being referenced by a 1" pipe found North 20 deg. 28' 00" East, 17.99 feet; thence leaving said right of way line and running South 20 deg. 28' 00" West, 198.00 feet to the point and place of beginning. Containing .3727 acres of land or 16,236 square feet surveyed by Timothy R. Durr, Registered Professional Survyeor No. S-7788, in August of 2003 for and on behalf of Bock & Clark, Corp. under Project No. 1200301119 and is subject to all legal highways and easements of record. All iron pins set are 5/8" rebar, 30" long with a plastic cap stamped "Bock & Clark". The basis of bearings described herein is North 69 deg. 15' 00" West, as the Southerly line of the subjects property and is the same bearing as recorded in Portage County Surveyor's Records Volume 5, Page 131 of Portage County Records.
Said Premises Located at 424 Carthage Avenue, Kent, OH 44240.
Said Premises Appraised at $120,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
