In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, March 14, 2011, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Brimfield to-wit:

Beginning at a point in the center of the highway known as the Brimfield-Tallmadge Road, otherwise the Akron-Youngstown Road, as the North line of said Lot No. 37, a distance of 779.81 feet Easterly from the Northwest corner of such township lot, which corner is located at the line between the counties of Portage and Summit and running thence South parallel with such county line 3 deg. West, 1620 feet to an iron pipe; thence North 86 deg. 15' East, 134.45 feet; thence North 3 deg. East, 1620 feet to the center of the said highway and thence Westerly along the center of the said highway 134.45 feet to the place of beginning, containing 5 acres of land. Be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
