In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, February 28, 2011, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

Known as being a part of Lots 203 and 204 in Lyman's Addition to the Village of Ravenna, as the same is platted and recorded in Portage County Records of Deeds, being bounded and described as follows:

Beginning at an iron stake in the North line of Lot 204 and 50 feet West of the Northeast corner thereof; thence South parallel with Prospect Street 120 feet to an iron stake; thence West parallel with Van Buren Avenue 70 feet to an iron stake; thence North parallel with Prospect Street 120 feet to an iron stake in the South line of Van Buren Avenue; thence East 70 feet to the place of beginning, containing 0.192 acres.

SECOND TRACT - Situated in the City of Ravenna, County of Portage and State of Ohio, bounded and described as follows:

Being part of Lots Nos. 203 and 204 of Joseph Lyman's Addition to Ravenna, as per plat thereof, recorded in Portage County Deed Records, Volume 22, Page 592, more fully described as follows:

Beginning at the Northwest corner of Lot No. 204; thence East along the South line of Van Buren Street 55 feet to the true place of beginning; thence continuing East along the South line of Van Buren 5 feet to the Northwest corner of the first tract; thence South along the West line of said first tract and a line producing Southerly therefrom 150 feet to a point; thence West parallel with Van Buren Street 5 feet to a point; thence North parallel to the East line 150 feet to the true place of beginning, containing 750 square feet of land. Be the same more or less, but subject to all legal highways.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
