All that certain property situated in the County of Portage, and State of Ohio, being described as follows:
Being a tract of land located in Lot 49 of the South Division of Ravenna Township, in the City of Ravenna, Portage County, State of Ohio and further described as follows:
Beginning at the Northeast corner of Lot No. 49 of the South Division of Lots of Ravenna Township in the City of Ravenna, in the centerline of Freedom Street; thence South 3 degrees 03' W., along the centerline of Freedom Street, a distance of 264.40 feet to a point; thence North 86 degrees 54' W., a distance of 30.00 feet to an iron pin in the West line of Freedom Street and being the true place of beginning for this description; thence South 3 degrees 03' W., along the West line of Freedom Street, a distance of 89.00 feet to an iron pipe; thence North 86 degrees 54' W., along the North line of a 16 foot right of way, 138.00 feet to an iron pipe; thence North 3 degrees 03' E., a distance of 89.00 feet to an iron pipe set in the South line of property now or formerly owned by the Machtron International Corporation; thence South 88 degrees 54' East, along the Machtron International South property line, a distance of 138.00 feet to the iron pipe at the true place of beginning and containing 0.28 acres of land, as surveyed 3/6/71 by James and C. R. Dodge, Registered Surveyors No. 1431 and 1682 of the State of Ohio. Being the property conveyed in warranty deed from Mark E. Iarusi and Loretta L. Iarusi, husband and wife, to Daniel W. Kinter and Dorothy L. Kinter, husband and wife, dated 03/07/2002, recorded 03/08/2002, in Instrument 200207574, Recorder's Office for Portage County, Ohio.
Said Premises Located at 363 North Freedom Street, Ravenna, OH 44266.
Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
