In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, February 14, 2011, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

Situated in the Township of Ravenna, County of Portage and State of Ohio:

Known as being a part of Lot No. 4 of the North Division of Lots in said township, beginning at an iron pin in the center of the brick road running through Lot No. 4 at its intersection with the North line of said Lot No. 4; thence West 670 feet to an iron pipe; thence South 165 feet to an iron rod; thence South 82 deg. 14' East, 596.15 feet to the center of the road; thence North 17 deg. 50' East, 258 feet to the place of beginning, containing 3 acres of land, be the same more or less, but subject to all legal highways.

EXCEPTING THEREFROM THE FOLLOWING:

Situated in the Township of Ravenna, County of Portage and State of Ohio:

And known as being part of Township Lot 4 in the North Division of Lots in Ravenna Township and further described as follows:

Beginning at the intersection of Lake Rockwell-East, C.H. 154 and Infirmary-Blackbrook, C.H. 164, roads; thence W. 570.00 feet along the center line of Lake Rockwell-East, C.H. 154, road to a point and the true place of beginning of the following parcel; thence continuing along the centerline of said road W. 100.00 feet to a point; thence S. 165.00 feet to an iron pin and passing over an iron pin set 30 feet from said centerline; thence S. 82 deg. 14' E., 100.93 feet to an iron pin; thence N. 178.64 feet to the place of beginning, and passing over an iron pin set 30 feet from the centerline of said road and containing .394 acres, be the same more or less, but subject to all legal highways.

Said Premises Located at 7763 Infirmary Road, Ravenna, OH 44266.

Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
