Also known as being part of Ravenna Township, Lot 11-N, and more fully described as follows:
Beginning at a monument assembly found on the centerline of Beechwood Road (C.H. 176-A, 60 feet wide), said monument being the Southwest corner of Ravenna Township 11-N; thence with the South line of said lot and the centerline of said Beechwood Road South 89 deg. 20' East, 398.46 feet to a point and the true place of beginning for the parcel herein to be conveyed; thence with various lines of lands of H. and L. Tucker the following:
North 37 deg. 32' 34" East, 37.50 feet to an iron pin set on the North right-of-way line of Beechwood Road; North 23 deg. 00' 00" East, 138.10 feet to an iron pin set at an angle point; North 33 deg. 06' 48" East, 650.00 feet to an iron pin set; South 71 deg. 08' 18" East, 636.13 feet to an iron pin found on the Northerly right-of-way line of the Erie Railroad; thence with said Northerly right-of-way line following an arc to the left having a central angle of 22 deg. 51' 08", radius of 2864.79 feet, chord of 1135.05, chord bearing of South 64 deg. 06' 00" West, an arc distance of 1142.61 feet to a point on the centerline of said Beechwood Road; thence with the centerline of said road North 89 deg. 20' West, 12.84 feet to the true place of beginning. Containing 5.0963 acres of land, be the same more or less, but subject to all legal highways, easements and restrictions of record, if any, as surveyed and determined from local records and monumentation in August, 1987, by Douglas E. Bedore, Professional Surveyor 6023.
Said Premises Located at 5333 Beechwood Rd., Ravenna, OH 44266.
Said Premises Appraised at $155,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
