PARCEL ONE:
Situated in the City of Kent, County of Portage and State of Ohio, and known as being part of Franklin Township Lot 30 and being more fully described as follows:
Beginning at an iron pipe found in the West line of Hudson Road S. 67 deg. 48' 15" E., a distance of 77.45 feet from a stone found at the Northwest corner of the Center Place Allotment as recorded in Deed Volume 31, Page 264, Portage County Records of Deeds; thence along the West line of Hudson Road, N. 18 deg. 00' W., a distance of 303.32 feet to an iron pipe set and the true place of beginning for this parcel of land; thence S. 82 deg. 03' 10" W., a distance of 225.93 feet to a point in the West line of a parcel of land nor or formerly owned by E. & G. Marken; thence along the West line of E. & G. Marken N. 22 deg. 13' 30" E., a distance of 71.51 feet to an iron pipe set; thence N. 75 deg. 34' 50" E., a distance of 176.63 feet to an iron pipe found in the West line of Hudson Road at the Southeast corner of a parcel of land now or formerly owned by D. L. & D. M. Handley; thence along the West line of Hudson Road S. 18 deg. 00' E., a distance of 83.00 feet to the true place of beginning and containing 0.328 acres of land, be the same more or less, but subject to all legal highways, as surveyed in December, 1978, by Donald Trocchio, Registered Surveyor No. 6445, of Stockman & Associates, Inc.
Said Premises Located at 848 Hudson Road, Kent, OH 44240.
Said Premises Appraised at $130,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
