Situated in the Township of Nelson, County of Portage and State of Ohio:
And known as being part of Lot 33 in said township and further bounded and described as follows:
Beginning at a point on the centerline of Windham Parkman Road at the Northwest corner of land conveyed to D. or P. Simon by deed recorded in Volume 426, Page 67, of Portage County Official Records said point being North 0 degrees 00' 33" E., a distance of 2263.23 feet from the centerline intersection of said Windham Parkman Road and Hiram Southington Hartford Road (S R 305); thence N. 0 degrees 00' 33" E., along said centerline of Windham Parkman Road a distance of 150.00 feet to a point; thence N. 89 degrees 45' 52" E. and passing over a 5/8" capped rebar set at 33.00 feet a distance of 229.75 feet to a 5/8" capped rebar set; thence N. 58 degrees 38' 42" E., a distance of 677.20 feet to a 5/8" capped rebar set; thence S. 0 degrees 00' 33" W., a distance of 500.00 feet to a 5/8" capped rebar set; thence S. 89 degrees 45' 52" W., and along the North line of said Simon's land and passing over a 5/8" iron pin found at 775.00 feet to a distance of 808.00 feet to a point and the true place of beginning and containing therein 5.1054 acres of land as surveyed in April 1998 by Jerry W. Daniel, Registered Surveyor No. 6222.
Said Premises Located at 11898 Nelson Parkman Rd., Garrettsville, OH 44231.
Said Premises Appraised at $175,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
