Beginning at a boat spike set in line of Lot 17 and the center line of Congress Lake Road, TH 17, 60 ft. wide, said boat spike S. 00 deg. 1' 12" W., a distance of 2,134.72 ft. from a 1" rod in a monument box found marking the Northeast corner of said Lot 17; thence S. 00 deg. 1' 12" W., along the East line of Lot 17 and the centerline of Congress Lake Road, a distance of 513.42 ft. to a point and the NE corner of land conveyed to HH and B Dean, Sr., by instrument recorded in Deed Book 961, Pages 336-346 (witness a R R spike found 9" deep at the intersection point of Congress Lake Road and Trares Road S. 00 deg. 1' 12" W., a distance of 257.34 ft. from point described; thence S. 89 deg. 49' 50" W., along the North line of land conveyed to Dean, passing over an old 0.5" pinched pipe found 4" high at 29.77 ft. from centerline and a total distance of 315.51 ft. to a 0.5" pipe found 3" high; thence S. 2 deg. 34' 2" W., along the West line of land conveyed to Dean, passing over a 5/8" rebar with ID Cap No. 6541 set 2" high at 232.94 ft. a total distance of 262.94 ft. to a boat spike found 6" deep at an angle point in the centerline of Trares Road, TH 25-A, 60 ft. wide; thence N. 86 deg. 24' 5" W., along the centerline of Trares Road, a distance of 172 ft. to a 5/8" rebar with ID Cap No. 6541 set flush; thence N. 2 deg. 34' 2" E., passing over a 5/8" rebar with ID Cap No. 6541 set 2" high at 30 ft. from centerline, a total distance of 251.63 ft. to a 5/8" rebar with Cap ID No. 6541 set 2" high; thence N. 89 deg. 49' 52" E., a distance of 118.11 ft. to a 5/8" rebar with ID Cap No. 6541 set 2" high; thence N. 2 deg. 34' 2" E., a distance of 520.44 ft. to a 5/8" rebar with ID Cap No. 6541 set 2" high; thence S. 89 deg. 7' 27" E., passing over an old .075" pipe found flush at 315.19 ft., a total distance of 352.48 ft. to the place of beginning and containing 5.334 acres of land, be the same more or less. As surveyed November 1984 thru September 1986, by John W. Patrick Jr., Professional Land Surveyor No. 6541.

Beginning at a boat spike set in the East line of Lot 17 and the centerline of Congress Lake Road, TH 17, 60 ft. wide, said boat spike being S. 00 deg. 1' 12" W., a distance of 2,134.72 ft. from a 1" rod in a monument box found marking the NE corner of said Lot 17; thence S. 00 deg. 1' 12" W., along the East line of Lot 17 and the centerline of Congress Lake Road, a distance of 144.92 ft. to a boat spike set in December 1984, at the NE corner of land conveyed to J. W. McKinley by instrument recorded in Deed Book 1028, Page 872; thence N. 89 deg. 58' 48" W., along the North line of McKinley, passing over a 5/8" rebar with ID Cap No. 6541 set at 30 ft. from centerline, a total distance of 359.12 ft. to a 5/8" rebar with ID Cap No. 6541 set 2" high in May 1985; thence N. 2 deg. 34' 2" E., a distance of 150.34 ft. to a 5/8" rebar with ID Cap No. 6541 set 2" high; thence S. 89 deg. 7' 27" E., passing over an old 0.75" pipe found flush at 315.19 ft., a total distance of 352.48 ft. to the place of beginning and containing 1.205 acres of land be the same more or less. As surveyed November 1984 thru May 1985 by John W. Patrick, Jr., Professional Land Surveyor No. 6541.

Said Premises Appraised at $225,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
