In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, December 13, 2010, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

Being a tract of land in Lot No. 2 of the South Division of Lots of Ravenna Township, County of Portage and State of Ohio and described as follows:

Beginning at a piont in the center of Summit Road (C.H. 148, reputed width 66 feet) which point is N. 88 deg. 58 min. West, 480.0 feet along the centerline of the road from an iron pin at the intersection of the East line of Lot No. 2 and the center line of the road; thence South parallel to the East line of Lot No. 2, passing over an iron pipe set 30.0 feet from the center of the road, 600.0 feet to an iron pipe; thence South 88 deg. 58 min. East, 160.0 feet to an iron pipe; thence North 600.0 feet to the center of the road passing over an iron pipe set 30.0 feet South therefrom; thence North 88 deg. 58 min. West, 160.0 feet along the center line of the road to the point of beginning. Containing in the above tract 2.20 acres, more or less.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
