In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, December 13, 2010, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

Situated in the City of Ravenna, Portage County, State of Ohio:

Being a parcel of land located in Lot 5 S.D., Ravenna Township, City of Ravenna, Portage County, State of Ohio and being recorded in Volume 169, Page 682 and being further described as follows:

Commencing at an iron pin found at the intersection of the right of way lines at the Southwesterly corner of Jefferson Street and Riffel Avenue; thence North 87 deg. 25' West along the Southerly line of Riddle Avenue, a distance of 180.00 feet to an iron pin found on said line, said point being the Northwesterly corner of property now or formerly owned by D. J. or K. J. Porcase, said point being the true place of beginning for this survey; thence South 2 deg. 29' West, along the Westerly line of two parcels of land now or formerly owned by D. J. or K. J. Porcase, a distance of 120.00 feet to an iron pin found at the Northeasterly corner of land now or formerly owned by R. E. Carlton; thence North 87 deg. 25' West, along the Northerly property line of land now or formerly owned by R. E. Carlton, a distance of 50.00 feet to an iron pin found on said line and the Southeasterly corner of property now or formerly owned by H. Fisher; thence North 2 deg. 29' East, long the Easterly line of two parcels of land now or formerly owned by H. Fisher and C. L. Wegman or L. L. Allen, a distance of 120.00 feet to an iron pin found at the Northeasterly corner of said land, said point being on the Southerly right of way line of Riddle Avenue; thence South 87 deg. 25' East, along the Southerly line of Riddle Avenue, a distance of 50.00 feet to the true place of beginning for this survey and containing 0.138 acres of land as surveyed in Aug. 1998 by Floyd L. Thomas and Samuel C. Janka, Reg. Surveyors No. 5451 and 5739 of the State of Ohio. Be the same more or less, but subject to all legal highways.

Save and except easements and restrictions of record, zoning ordinances, real estate taxes and assessments, if any, prorated to the date of this deed.

Said Premises Located at 845 W. Riddle Avenue, Ravenna, Ohio 44266.

Said Premises Appraised at $70,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
