Wilcox to the centerline of Hudson-Braceville Road, State Route 303; thence North 88 deg. 38' 46" West, 40.00 feet along the centerline of Hudson-Braceville Road, State Route 303 to an iron pin monument found at an angle point therein; thence North 88 deg. 31' 50" West, 1,121.47 feet along the centerline of Hudson-Braceville Road, State Route 303 to the principal place of beginning and containing 77.9626 acres of land of which 70.2605 acres lie in Lot 43 and 7.7021 acres lie in Lot 44, according to a survey by Christopher J. Dempsey, P.S. No. 6914 of Dempsey & Neff, Inc. dated September 10, 1997.

Bearings shown are to an assumed meridian and are used to denote anlges only. Monuments described as capped iron pins set are 5/8" diameter by 35" rebar with cap stamped D&N 7315 6914.

Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
