Situated in the Township of Rootstown, County of Portage and State of Ohio and known as being part of Lot 9 of said township and further bounded and described as follows:
Beginning at a 5/8" iron pin found in a monument assembly at an angle point on the centerline of said Hattrick (T.H. 110) said point being South 15 deg. 57' 30" West, 117.58 feet from the centerline intersection of Judy Road (T.H. 1752) and said Hattrick Road; thence North 15 deg. 57' 30" East, along the centerline of said Hattrick Road, a distance of 33.20 feet to a point and the Southwest corner of lands conveyed to the Lions Club of Rootstown Township by Volume 768, Pgae 1 of the Portage County Record of Deeds; thence South 72 deg. 51' 57" East, along said Lions Club Southwesterly line and passing over a 5/8" capped rebar set at 30.00 feet, a distance of 109.88 feet to a 5/8" capped rebar set at an angle point; thence South 89 deg. 46' 20" East along the South line of said Lions Club, a distance of 80.09 feet to a point, witnessed by 5/8" capped "Polles" rebar found 2.85 feet East at the Northwest corner of lands conveyed to J. or W. Parsons by Portage County Document #200618512; thence along the arc of a curve to the right, having a central angle of 6 deg. 10' 12", a radius of 2839.79 feet, a chord of 305.66 feet bearing South 37 deg. 57' 20" East, an arc distance of 305.81 feet to a 1/2" iron pipe found at the Northeast corner of lands conveyed to Bonnan Properties, LLC by Portage County Document #200720996; thence North 72 deg. 02' 30" West, along the North line of said Bonnan properties and passing over 5/8" capped rebar set at 417.32 feet, a distance of 437.32 feet to a point on a said road centerline; thence North 17 deg. 32' 00" East, along said road centerline, a distance of 112.16 feet to the point of beginning and containing 1.1598 acres of land as surveyed in November, 2008 by Clifford H. McGuire, Professional Surveyor No. 7770. The basis of bearing was taken from survey plat P-435, the deed of record was 1034-533 to P. Weisel. All rebars set were 5/8" x 30" with I.D. cap.

Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
