Situated in the Township of Nelson, County of Portage and State of Ohio and known as being part of Lot 7, Nelson Township and also part of land now or formerly owned by Richard Bonner as recorded in Instrument No. 200510932 of the Portage County Recorders Office and more fully described as follows:
Beginning at a 1/2" pipe found at the intersection of Norton Rd. (T.H. 280-C, 40' R.O.W.) and the West line of Lot 7, Nelson Township; thence along the centerline of said Norton Road, North 84 degrees 11 minutes 01 seconds East, a distance of 589.97 feet to a 3/4" pipe found; thence continuing along said centerline, South 89 degrees 07 minutes 17 seconds East, a distance of 1472.26 feet to the true place of beginning for the parcel herein described; thence continuing along said centerline, South 89 degrees 07 minutes 17 seconds East, a distance of 422.84 feet to the centerline of Ravenna Parkman Road (S.R. 88, 60' R.O.W.); thence along the centerline of said Ravenna Parkman Road, South 23 degrees 40 minutes 53 seconds West, a distance of 470.40 feet; thence North 66 degrees 19 minutes 07 seconds West, a distance of 261.52 feet to a 5/8" capped rebar set ("Angle Right Surveying") and passing over a capped rebar set at 30.00 feet; thence North 00 degrees 58 mintues 22 seconds East, a distance of 332.28 feet to the centerline of said Norton Road and the true place of beginning, passing over a 5/8" capped rebar set at 312.28, containing 3.025 acres of which 0.497 acres are in the current right of way of said Norton Road and S.R. 88, leaving a net acreage of 2.528 acres as surveyed by Robert S. Parks, PS 7012 in May, 2005. Basis of bearings is an assumed meridian and used to denote anlges only. Be the same more or less, but subject to all legal highways.
Note:
Legal description of Warranty Deed, Instrument 200702291 contains a Scrivener's Error. The text should indicate "...(T.H. 280-C, 40' R.O.W.)...instead of "...(t.h. 28-C, 40' R.O.W.)..." Said error does not materially affect the integrity or insurability of the transfer of title to the Grantee.
