Situated in the City of Aurora, County of Portage, State of Ohio:
And being known as Unit No. 621, in Cherry Park Condominium, Phase II, together with an undivided 4.545 percent interest in and to the common areas and facilities, all described in the declaration of condominium ownership for Cherry Park Condominium and the by-laws, which are part thereof recorded in Volume 1027, Pages 966-1005 of Portage County, Ohio Map Records and the drawings which are recorded in Plat Book 32, Page 17, et seq. of Portage County, Ohio Maps Records, both as amended, be the same more or less, but subject to all legal highways, first amendment to declaration and by-laws as recorded in Volume 1030, Page 188 thru 196; also amended in Volume 1035, Pages 1017-1026; Volume 1044, Pages 148-158 and Volume 1046, Pages 1100-1111, inclusive, Portage County Records, and the plat of which is recorded in Plat Book 32, Pages 39 to 49, also amended in Plat Book 33, Page 18, Plat Book 33, Page 66 and Plat Book 34, Page 15, inclusive, Portage County Records of Plats, together with and subject to all the rights, privileges, easements, reservations, agreements, options, duties, terms, provisions, restrictions and conditions set forth and contained in the declaration of condominium ownership for Cherry Park Condominium, the by-laws and drawings referred to therein and herein and hereby incorporated into and made a part hereof as though fully set forth herein, as appears by said plat, be the same more or less, but subject to all legal highways.

Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
