In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, November 15, 2010, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Rootstown to-wit:

Beginning at a point in the centerline intersection of T. H. 113, Greenwood Road and C.H. 31, New Milford Road, which is the true place of beginning; thence N. 0 deg. 46' E., a distance of 525.19 feet along the centerline of New Milford Road to a point; thence S. 80 deg. 24' 36" E., a distance of 165.81 feet to an I.P. in the West line of property owned by J. & J. Petit; thence S. 0 deg. 46' W., a distance of 312.95 feet along the West line of said Petit to an I.P. in the Northwest corner of a 80' x 190' lot owned by the Grantor; thence N. 88 deg. 07' W., a distance of 46.88 feet to an I.P.; thence S. 0 deg. 46' W., a distance of 190.00 feet to a point in the centerline of Greenwood Road and passing over an I.P. 20.00 feet back from said centerline; thence N. 88 deg. 07' W., a distance of 117.00 feet along the centerline of Greenwood Road to the true place of beginning and containing 1.729 acres of land, more or less, as surveyed by Edward P. Wanchick, Reg. Sur. No. 5756.

Save and except easements and restrictions of record, zoning ordinance, real estate taxes and assessments, if any, prorated to the date of this deed.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
