In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, November 8, 2010, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

Being a parcel of land located in Lot 43, South Division, Ravenna Township, Portage County, State of Ohio, and being further described as follows:

Commencing at a monument box on the centerline of Lakewood Road (C.H. 151) and the Southerly line of Lot 43-S; thence North 28 deg. 39' East along the centerline of Lakewood Road (C.H. 151) a distance of 1828 88 feet to a p.k. nail set on the said line and the Northwesterly corner of a 16 foot land, said point being the true place of beginning for this survey; thence continuing North 28 deg. 49' East along the centerline of Lakewood Rd. (C.H. 151) a distance of 146 08 feet to a p.k. nail set on set line; thence South 61 deg. 11' East along a line running the Grantors property and passing over an iron pin set 30.00 feet from the centerline of Lakewood Rd., (C.H. 151) a distance of 139 27 feet to an iron pin set on the Westerly property line of land now or formerly owned by Vito Maffe; thence South 0 deg. 21' East, along the Westerly property line of land now or formerly owned by Vito Maffe, a distance of 63 16 feet to an iron pin set at an angle point in said line and the Northerly line of a 16 foot land; thence North 89 deg. 19' West along the Northerly line of a 16 foot land now or formerly owned by Vito Maffe and passing over an angle iron found 33 65 feet from the centerline of Lakewood Rd. (C.H. 151), a distance of 192 82 feet to the true place of beginning for this survey and containing 0373 acres of land as surveyed in April, 1977 by Floyd L. Thomas and Samuel C. Janks, R.S. #'s 5461 and 5739. Be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
