In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, November 8, 2010, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Rootstown to-wit:

And known as being a part of Lot Number 6 and being further described as follows:

Beginning at an iron pin found at the intersection of the centerline of T.H. 111 (Campbellsport Road) and the South line of P. Drotar, which bears North 46 deg. 02' East at a distance of 1807.00 feet from the intersection of the centerline of T.H. 111 and the South line of Lot #6; thence continuing North 46 deg. 02' East, a distance of 517.40 feet along said centerline to an iron pin at the Northwest corner now or formerly of A. McLean; thence still along said centerline North 46 deg. 02' East, 66.00 feet to an iron pin; thence North 12 deg. 14' 45" East, 100.00 feet along said centerline to an iron pin which is the true place of beginning; then the following courses and distance; continuing along the centerline of T.H. 111, North 12 deg. 14' 45" East, 154.27 feet to an iron pin, East 1116.54 feet to an iron pin, South 0 deg. 47' 00" East, 200.00 feet to an iron pin, South 62 deg. 48' 37" West, 139.03 feet to an iron pin West 695 feet to an iron pin North 41 deg. 03' 26" West, 149.52 feet to an iron pin West 235.00 feet to an iron pin in the centerline of T.H. 111 which is the true place of beginning. Containing 6.080 acres, surveyed by John Diroberto #4835 July, 1972. Be the same more or less, but subject to all legal highways.

Said Premises Located at 5080 Campbellsport Rd., Ravenna, OH 44266.

Said Premises Appraised at $135,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
