In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. Beginning at a point in the South line of said Lot 32, Division 3 East, and in the centerline of Tallmadge Road, C.H 18, 66 feet, South 89 deg. 58' 52" West, a distance of 367.70 feet from a monument at the Southeast corner of said Lot 32, Division 3 East; thence continue along said South line of Lot 32, Division 3 East, and along said centerline of Tallmadge Road, South 89 deg. 58' 52" West, a distance of 206.30 feet to a point; thence North 00 deg. 09' 37" West, a distance of 347.58 feet to an iron pipe and passing over an iron pipe at 33.00 feet; thence North 88 deg. 45' 13" East, a distance of 205.34 feet to an iron pipe; thence South 00 deg. 09' 37" East, a distance of 352.01 feet and passing over an iron pipe at 319.01 feet, to the beginning and containing 1.657 acres of land, be the same more or less, but subject to all legal highways and easements of record as surveyed by Dennis G. A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
