In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, November 8, 2010, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Palmyra to-wit:

Situated in the Township of Palmyra, County of Portage and State of Ohio and known as being part of Lot 3 of Division 1 in said township, and further bounded and described as follows:

Beginning at an iron pin found at the centerline intersection of Tallmadge Road (C.H. 18) and Deerfield Paris Road (S.R. 225); thence South 89 deg. 44' East, along said centerline of Tallmadge Road, a distance of 150.00 feet to a point; thence South 0 deg. 19' East, parallel with said centerline of Deerfield Paris Road, a distance of 33.00 feet to an iron pin found at the Northeast corner of land conveyed to K. and R. Thomas by deed recorded in Volume 676, Page 513 of Portage County Record of Deeds and the true place of beginning for the parcel herein described; thence South 85 deg. 44' East, along said South line of Tallmadge Road, a distance of 114.00 feet to an iron pin at the Northwest corner of land conveyed to T. and G. Greathouse by deed recorded in Volume 702, Page 926 of Portage County Records of Deeds; thence South 0 deg. 19' East, along the West line of said Greathouse's land, a distance of 128.48 feet to an iron pin on the North line of said Thomas' land; thence North 89 deg. 44' West, along the North line of said Thomas' land, a distance of 114.00 feet to an iron pin; thence North 0 deg. 19' West and along the East line of said Thomas' land, a distance of 128.48 feet to a point and the true place of beginning and containing therein 0.3362 acres of land, more or less, as surveyed in May, 1989, by Jerry W. Daniel, Registered Surveyor No. 6222.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
