In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, November 8, 2010, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Palmyra to-wit:

Beginning for commencement at an iron pin in the monument box at the centerline intersection of St. Rt. 225, and Tallmadge Rd. C.H. 18; thence S. 89 degrees 44 minutes 00 seconds E., along the centerline of Tallmadge Rd. C.H. 18, a distance of 263.66 feet to a point in the centerline; thence turning S. 00 degrees 19 minutes 00 seconds E., a distance of 33.00 feet to a rebar found on the South right-of-way of Tallmadge Rd. C.H. 18 and the true place of beginning for the property herein described; thence turning S. 89 degrees 44 minutes 00 seconds E., along the South right-of-way of Tallmadge Rd. C.H. 18, a distance of 163.03 feet to a capped rebar set; thence turning S. 00 degrees 19 minutes 00 seconds E., along the West line of D. W. Johnson Sr., Deed Volume 1168, Page 238, a distance of 128.45 feet to a point, witness an iron bar found 0.56' N. and 0.01' E. from said point; thence turning N. 89 degrees 43 minutes 57 seconds W., along the North line of R. R. or R. E. Close, O.R.V. 323, Page 667, a distance of 163.03 feet to a capped rebar found; thence turning N. 00 degrees 19 minutes 00 seconds W., along the East line of H. W. Sr. and C. S. Ables Deed Volume 1090, Page 554, a distance of 128.45 feet back to the true place of beginning. The property contains 0.4807 acres of land more or less. The basis of bearing is to an assumed meridian and denotes angles only. The survey was performed by Terrence L. C. C. Cable and T. E. Greathouse O.R.V. 73, Page 526.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
