In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, November 8, 2010, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

Situated in the Township of Mantua, County of Portage and State of Ohio and located in Lot 9 and being further described as follows:

Beginning at an iron pipe located at the Northwest corner of said Lot 9; thence South 0 deg. 01' 30" East, a distance of 782.70 feet along the centerline of C.H. 197 (Frost Road) to a point which is the true place of beginning; thence North 89 deg. 56' East, a distance of 393.00 feet to an iron pipe and passing over an iron pipe 30.00 feet from the centerline of Frost Road; thence South 0 deg. 30" East, a distance of 120.48 feet to an iron pipe; thence South 89 deg. 56' West, a distance of 393.00 feet to the centerline of Frost Road and passing over an iron pipe 30.00 feet from said centerline; thence North 0 deg. 01' 30" West, a distance of 120.48 feet along the centerline of Frost Road to the place of beginning and containing 1.087 acres of land as surveyed by A. Kenneth Boydell, Registered Surveyor No. 4434, be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
