Being part of Lot 63 and in said township and bounded and described as follows:
Beginning at an iron pipe found at the Northwesterly corner of said Lot 63 at the intersection of the centerlines of C.H. 235, Stanley Road and T.H. 232, Gotham Road; thence South 89 deg. 15' 00" East along the Northerly line of Lot 63 and centerline of T.H. 232, a distance of 260.00 feet to a point which marks the true place of beginning for the following described parcel of land; thence continuing South 89 deg. 15' 00" East along the Northerly line of said Lot 63 and centerline of T.H. 232, a distance of 260.00 feet to a point; thence South 00 deg. 32' 30" West (passing over an iron pipe set at 30.00 feet), a distance of 265.00 feet to an iron pipe set; thence North 89 deg. 15' 00" West, a distance of 260.00 feet to an iron pipe found; thence North 00 deg. 32' 30" East (passing over an iron pipe found at 235.00 feet), a distance of 265.00 feet to the true place of beginning, contianing 1.5817 acres of land, more or less, as surveyed April 29, 1982 by Al Szucr and Associates, Registered Surveyor No. 5398.
Said Premises Located at 8516 Gotham Rd., Garrettsville, OH 44231.
Said Premises Appraised at $177,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
