Beginning at an iron pin in a monument at the centerline intersection of State Route 700 and State Route 303; thence North 0.00 deg. 51.00' 30.00" East, a distance of 1,047.29 feet along the centerline of State Route 700 to a point which is the true place of beginning; thence North 86.00 deg. 59.00' 22.00" West, a distance of 820.19 feet along the Northerly line of L. E. or B. A. Girdler to an IP and passing over an IP at 30.02 feet; thence North 0.00 deg. 54.00' 15.00" East, a distance of 199.99 feet along the Easterly line of W. H. and L. E. Adams to an IP; thence South 86.00 deg. 59.00' 22.00" East, a distance of 820.03 feet through the property of the Grantor to a point in the centerline of State Route 700 and passing over an IP at 30.02 feet back from said centerline; thence South 0.00 deg. 51.00' 30.00" West, a distance of 200.00 feet along the centerline of State Route 700 to the true place of beginning and containing 3.763 acres of land, more or less, as surveyed by Edward P. Wanchick, R.S. 5756 on October 4, 2005.

TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
