The following described piece or parcel of land, situated in the Township of Mantua, County of Portage and State of Ohio and known as being part of Original Lot 10:
Beginning at a 5/8 inch rebar with I.D. Cap No. 5096 set at the Southeast corner of said Original Lot 10, point also being in the North property line of land, now or formerly owned by J. Bogden, Deed Volume 530, Page 133;
1) Thence South 89 degrees 31' 29" West, along the South line of said O.L. 10 and the North line of land now or formerly owned by J. Bogden, SBA, an Ohio Partnership, Deed Volume 995, Page 644 and J. A. & M. Schmotzer, Deed Volume 872, Page 598, a distance of 1493.30 feet to a 1/2 inch iron pipe found in the centerline of Wayne Road (60' R/W) and the Northwest corner of J. A. Schmotzer's land, and passing over a 1/2 inch iron pipe found at 141.98 feet from the Southeast corner of said O.L. 10 and passing over a 5/8 inch rebar with I.D. Cap No. 5096 set at the East right-of-way of said Wayne Road;
2) Thence North 32 degrees 45' 00" East, along the centerline of Wayne Road, a distance of 600.00 feet to a track spike set, said point being the true place of beginning for the parcel herein described;
3) Thence North 32 degrees 45' 00" East along the centerline of Wayne Road, a distance of 7.06 feet to a 1/2 inch iron pipe found at an angle point in said centerline;
4) Thence North 32 degrees 00' 47" East, continuing along said centerline a distance of 192.94 feet to a track spike set;
5) Thence North 89 degrees 58' 54" East, passing over a 5/8 inch rebar with I.D. Cap No. 5096 set in the East right of way line of said Wayne Road, a distance (sic distance) of 795.49 feet to a 5/8 inch rebar with I.D. Cap No. 5096 set;
6) Thence South 32 degrees 00' 47" West parallel to the centerline of said Wayne Road, a distance of 192.42 feet to a 5/8 inch rebar with I.D.Cap No. 5096 set;
7) Thence South 89 degrees 31' 29" West, a distance of 799.61 feet to the true place of beginning, passing over a 5/8 inch rebar with I.D. Cap No. 5096 set, in the East right of way line, and containing 3.036 acres of land, more or less, as surveyed in December 1992 under the direction of Bruce J. Campbell, P.S. No. 5096 of Campbell & Associates, Inc.
Said Premises Located at 4462 Wayne Rd., Mantua, OH 44255.
Said Premises Appraised at $180,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
