Situated in the Township of Suffield, County of Portage and State of Ohio, and known as being part of Original Lot 23 and more fully described as follows:
Beginning at the Northwesterly corner of said Original Lot 23, said point being on the centerline of Cleveland-Canton Road (S.R. 43, 60 feet wide) and also being the true place of begininng of the parcel herein to be described; thence N. 89 deg. 30' 00" East along the Northerly line of said Lot 23, a distance of 2568.71 feet to a point, said point being the Northeasterly corner of said Lot 23; thence S. 00 deg. 15' 00" E., along the Easterly line of said Lot 23, a distance of 1360.90 feet to a point, said point being the Northeasterly corner of property now or formerly owned by J. and R. Buchholzer as recorded in Deed Volume 707, Page 211 of the Portage County Record of Deeds; thence S. 89 deg. 30' 00" W., along the Northerly line of said Buchholzer property, a distance of 2568.71 feet to a point on the centerline of said Cleveland-Canton Road and also the Westerly line of said Lot 23; thence N. 00 deg. 15' 00" W., along said centerline of a distance of 1360.90 feet to a point and the true place of beginning; said parcel contains 80.2509 acres of land, more or less and is subject to all legal highways and easements of record as surveyed by David (John) Jones, Registered Civil Engineer and Surveyor in January 1976. Excepting therefrom the following described premises:
Situated in the Township of Suffield, County of Portage and State of Ohio and known as being part of Lot 23 in Township 1N, Range 9W, in the Connecticut Western Reserve also being known as Suffield Township. Beginning at an iron monumnet found in the intersection of the centerline of S.R. 224 and the centerline of Cleveland-Canton Road, S.R. 43 (60' wide); thence N. 01 deg. 15' 00" W., along the centerline of said Cleveland-Canton Road, 1459.43 feet to the Southwest corner of land now or formerly owned by Warko Sand and Gravel, Inc., whose deed is recorded in Volume 926, Page 524 of Portage County Records, said point being the true place of beginning; thence N. 0 deg. 15' 00" W., along the centerline of said Cleveland-Canton Road, 308.00 feet to a point; thence N. 89 deg. 27' 35" E., parallel to the Southerly line of Warko Sand and Gravel, Inc., 710.00 feet to a point; thence S. 0 deg. 15' 00" E., parallel to the centerline of said Cleveland-Canton Road, 308.00 feet to a point the Southerly line of said Warko Sand and Gravel, Inc., property; thence S. 89 deg. 27' 35" W., along the Southerly line of said Warko Sand and Gravel, Inc., 710.00 feet to the centerline of said Cleveland-Canton Road and the place of beginning, passing over a crimped top pipe found at 30.00 feet from the centerline and containing 5.020 acres of land, but subject to all legal highways and easements of record as surveyed by Robert J. Warner, P.S. No. 6931, in June, 1986.
Said Premises Located at 1610 St. Rt. 43, Suffield, OH 44260.
Said Premises Appraised at $350,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
