Beginning at a point in the centerline of Tallmadge Road and the North line of Lot 44 and being S. 89 deg. 10' 20" E., 1265.04 feet from the point of intersection of said road centerline and lot line with the centerline fo Sandy Lake Road; thence S. 89 deg. 18' 20" E., 229.00 feet along the centerline of Tallmadge Road and the North line of Lot 44 and being S. 8 deg. 18' 20" E., 1265.04 feet from the intersection of said road centerline and lot line with centerline of Sandy Lake Road; thence S. 89 deg. 18' 20" E., 229.00 feet along the centerline of Tallmadge Road and the North line of Lot 44 to an iron spike at the Northwest corner of W. C. Simcox; thence S. 0 deg. 19' W., 1331.22 feet to an iron pipe at the Southwest corner of Simcox and passing over an iron pipe 30.00 feet from the road center; thence S. 84 deg. 30' 52" W., 230.17 feet to an iron pipe in the North line of J. & M. Murphy; thence N. 0 deg. 19' E., 1356.00 feet to the beginning and passing over an iron pipe 30.00 feet from the road center. Containing 7.063 acres of land, be the same more or less, but subject to all legal highways, as surveyed in October, 1990 by Edward J. Collier, Registered Surveyor No. 7141. Starting at the intersection of the centerline of Sandy Lake Road with the centerline of Tallmadge Road and the North line of Lot 44; thence S. 89 deg. 18' 20" E., 1265.04 feet along the centerline of Tallmadge Road and the North line of Lot 44 to the Grantor's Northwest corner; thence S. 0 deg. 19' W., 400.00 feet along the Grantor's West line to an iron pipe and the true place of beginning; thence S. 21 deg. 26' E., 26.99 feet to an iron pipe; thence S. 0 deg. 19' W., 75.00 feet to an iron pipe; thence S. 22 deg. 10' W., 26.86 feet to an iron pipe in the Grantor's West line; thence N. 0 deg. 19' E., 125.00 feet along the Grantor's West line to the true place of beginning. Containing 0.023 of an acre of land, be the same more or less, as surveyed in June, 1994 by Edward J. Collier, Registered Surveyor No. 7141.

Said Premises Appraised at $135,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
