Situated in the State of Ohio, County of Portage and in the Township of Palmyra and being more particularly described as follows:
Known as being part of Lot 31 of Division 3 in said township and further bounded and described as follows:
Beginning at a point on the centerline of Tallmadge Road (CH 18), said point being South 88 degrees 46' 40" East, a distance of 675.33 feet from the Northwest corner of said Lot 31; thence South 88 degrees 46' 40" East along said centerline of Tallmadge Road, a distance of 156.53 feet to a point; thence South 0 degrees 26' West and passing over an iron pin at 33.00 feet, a distance of 1022.02 feet to an iron pin; thence North 88 degrees 50' 30" West, a distance of 156.53 feet to an iron pin; thence North 0 degrees 26' East, and passing over an iron pin at 989.20 feet, a distance of 1022.20 feet to a point and the true place of beginning and containing therein 3.6726 acres of land as surveyed in October, 1988 by Jerry W. Daniel, Registered Surveyor 6222.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
