Situated in the Township of Shalersville, County of Portage and State of Ohio:
Being a part of Lot 21 in said township, bounded and described as follows:
Beginning at a spike tooth on the South line of Lot 21 in the center of the highway at the Southeast corner of land in said lot now owned by Leland R. Huffman now owned by Alger and Thompson; thence N. 1 deg. 47' E., along Huffman's now Alger and Thompson's East line 300 feet to an iron pipe and passing over an iron pipe at 90 feet at side of highway; thence S. 89 deg. 00' E., 130 feet 80' an iron pipe; thence S. 1 deg. 47' W., 300 feet to a spike tooth on lot line and center of highway and passing over an iron pipe at 20 feet at side of highway; thence N. 89 deg. 00' W., along lot line and center of highway 150 feet to the place of beginning and containing 1.032 acres of land, as surveyed March 9, 1947 by P. W. Swasey, Registered Surveyor. Excepting real estate taxes and assessments, both general and special which shall be pro-rated on the date of transfer and shall thereafter be assured and paid by the Grantees, easements and leases of record, building restrictions and zoning regulations.

TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
