In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, September 20, 2010, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:

Located in Lot 46 of Deerfield Township, Portage County, Ohio and being the same land as described in Deed Volume 1059, Page 133 and further described as follows:

Beginning at a point on the centerline of T.H. 56, Fewtown Road S. 89 - 45 W., a distance of 1255.00 feet from the intersection of the centerline of T.H. 56 and the East line of Lot 46, said point being also a common corner with land of the U.S.A. Berlin Reservoir property; thence N. 29 - 47 W., a distance of 216.34 feet along a common line with land of the U.S.A. to an iron pin found at the Northwest corner of this Grantor; thence N. 89 - 45 E., a distance of 259.95 feet along the North line of this Grantor to an iron pin found at the Northeast corner of said Grantor; thence S. 1 - 16 W., a distance of 188.30 feet along the East line of this Grantor to a point on the centerline of T. H. 56 which bears S. 89 - 45 W., a distance of 1106.67 feet from the intersection of said centerline and the East line of Lot 46; thence S. 89 - 45 W., a distance of 148.33 feet along the said centerline of T.H. 56 to the place of beginning and containing 0.8821 acre of land of which 0.1083 acre is within the right of way of the public roadway as prepared from deeds of record by Terrence R. Hohnhorst, Registered Land Surveyor Number 5065 in August, 2001.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
