In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, September 13, 2010, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Charleston to-wit:

PARCEL I:

Situated in the County of Portage, in the State of Ohio and in the Township of Charlestown:

And known as being Sublot 285, Block H, in Unit 5, of Ranch Club Estates as platted, numbered and recroded (sic) recorded in Volume 17, Page 16 of Portage County Record of Plats, be the same more or less, but subject to all legal highways.

PARCEL II:

Situated in the Township of Charlestown, County of Portage and State of Ohio:

Known as being Sublot 279, of Block H, in Unit 5, of Ranch Club Estates as platted, numbered and recorded in Volume 17, Page 16, Portage County Records of Plats, excepting therefrom the following described tract conveyed to Karl W. Muller and Nancy Mueller recorded in Volume 872, Page 90, Portage County Records of Deeds. Situated in the Township of Charlestown, County of Portage and State of Ohio and known as being part of Lot No. 279 in Block "R" of Ranch Club Estates Part 5 as recorded in Plat Book 17, Page 16 of Portage County Records of Plats and further described as follows:

Beginning at an iron pipe at the Northwesterly corner of Lot No. 279:

1. Thence N. 81 deg. E., 162.03 feet to an iron pipe at the Northeasterly corner of Lot No. 279;

2. Thence S. 9 deg. E., 7.61 feet to an iron pipe at the Southwesterly corenr of Lot No. 286;

3. Thence S. 76 deg. 09' 50" W., 149.91 feet to an iron bar in the Easterly line of Buckskin Road;

4. Thence Northerly 23.88 feet along said Easterly line of Buckskin Road along the arc of a curve to the left having a central angle of 4 deg., a radius of 342.09 feet, and a chord of 23.88 feet, bearing N. 41 deg. W., to the beginning and containing 0.051 acres of land, be the same more or less, but subject to all legal highways as surveyed to all legal highways as surveyed by R. E. Stockman, Reg. Sur. No. 5134.

Said Premises Located at 6565 Beaver Rd., Ravenna, OH 44266.

Said Premises Appraised at $65,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
